Internal Lightweight Partitioning
“Optimum acted with integrity and professionalism”
Paul Norman, Project Lead, Laing O’Rourke
Metal stud partitions are non-load bearing internal partitions suitable for residential, commercial and retail developments. The different systems available can provide solutions for simple space division through to high-performance walls that need to meet high specification fire resistance, sound insulation and height requirements. These versatile systems are a fast and cost-effective method for internal layout solutions in both refurbishment and new build developments.

Dry-lining
“highest standards of workmanship”
Russel Houghton, City & Country
Dry-lining is a system for cladding and lining the internal faces of buildings, including both walls and ceilings. Dry-lining has become increasingly popular due to its ease and speed of construction and flexibility it offers to both the client and architect. By selecting the appropriate system, fire, thermal, sound and vapour permeability can all be achieved effectively.

“you are a credit to the industry”
Adam Radcliffe, Crest Nicholson
Internal plasterboard systems require taping and jointing or a skimming plaster finish to complete the wall surface. This will eliminate cracking and ensure fire and sound performances are achieved.
We can also provide installation of undercoat plaster/hardwall to most masonry backgrounds, especially where high-impact resistance is required.

Suspended Secondary Ceilings
“Optimum acted with integrity and professionalism”
Paul Norman, Laing O’Rourke
A suspended ceiling is a secondary ceiling that is hung below the main structural soffit of a building. The ceiling system creates a void which can be used to conceal services such as electrical containment and ductwork, yet allows easy access for maintenance when required. This is a fast and lightweight metal frame construction that can be utilised in different areas of a building by using a range of tile types including metal and mineral fibre, these are now available in many finishes and colours. Specialist tiles can increase fire resistance, enhance sound absorption and be used in areas of high humidity.

SFS (Steel Framing Systems)
SFS is a lightweight, steel structural framing system which can be installed as an infill system, fixed between floors, or as an over sail system which is fitted outside the structural building frame. The system consists of C and U-shaped studs and tracks with the component build up being designed specific to a project. Upon completion the frame will carry internal wall finishes and a variety of exterior cladding options including insulated render, rainscreen cladding and curtain walling. This ‘through the wall’ solution is popular for its structural, fire, acoustic and thermal performance.

External Wall Insulation Systems
EWI systems are a cost-effective way of insulating a building. Typical installation involves the fixture of a rigid layer of insulation board to an external wall or frame system, this is then covered with a combination of basecoats and reinforcing mesh and completed with a thin coat render. EWI systems provide improved energy efficiency, weather protection and minimise the risk of internal condensation.

Specialist Rendering
External render to EWI systems uses silicone and acrylic based render that repels water, provides weather protection and has self-cleaning abilities. These thin coat render products used alongside basecoats and primers are flexible, crack resistant and come in a vast range of colours and finishes.
External masonry walls can receive a thick coat cement-based render using traditional sand and cement or a through colour, ready mixed render which is available in a variety of colours and finishes.
